Summary

Martins Run was established in 1980 on its current approximate 22 acre site with the development of a life care community (the “Community”) primarily to serve the Jewish elderly.  The Community currently provides a continuum of care that includes 183 independent living apartment units, 30 assisted living units and 60 skilled nursing beds.  While the Community has continued to accomplish its mission and realized successful operations, it has begun to experience a number of challenges with its location and facilities.  The challenges include a shrinking Jewish population in Delaware County together with more competitors for that market, an older residential “product” to compete with newer facilities, a local community that is impeding certain development of the campus, among other issues.  An initial project has been authorized that will begin to re-position Martin’s Run.

 

In recent years, Martins Run has unveiled new and improved amenities to the campus, including a library, remodeled apartment-homes, a theater with surround sound, and the new Terrace Dining Room, offering demonstration cooking and buffet-style dining.

 

The largest amenity is the Energy Club, which opened in May 2010. The 9,000 s.f. facility has an indoor, heated swimming pool as its centerpiece. The Energy Club serves as a fitness and recreation center and includes two separate exercise rooms, one for strength and toning and another for aerobic conditioning and group exercise, including yoga; spacious locker rooms and a juice bar café stocked with healthy post-workout refreshments.

Eventus Role

Lifescapes was engaged to assist Martins Run with developing strategic long-range planning options and analyzing the financial outcomes of various strategic scenarios.  Eventus was engaged in 2008 to implement the initial project.
